There is a particular kind of shortcut available to anyone building a commercial building they will never have to maintain. A slightly thinner slab. A cheaper roof membrane. Mechanical equipment sized to pass inspection rather than to run for twenty summers in Florida humidity. None of it shows up on a punch list. All of it shows up in year eight.

We have spent fifty years on the receiving end of those decisions across nine buildings, which is an expensive education and a useful one. When we build for someone else, we build to the specification we use for ourselves — because a fair number of our build-to-suit projects end up in our portfolio anyway, with the occupier as our tenant.

We work in Hillsborough and Manatee counties, and in Lee County around our Fort Myers warehouse, on commercial projects from 3,000 to 30,000 square feet. We are not the right choice for a high-rise or a hospital. We are a very good choice for a professional office building, a small-bay flex building or a warehouse that has to stand up to this climate and still look right in 2050.

What we build.

Four building types, all of them commercial, all of them things we have built and then operated ourselves.

Warehouse & distribution

Pre-engineered metal and masonry, grade-level or dock-high loading, sized for regional distribution and trades rather than national operators — which in this market is nearly all of the demand. Our own Fort Myers warehouse runs eight units on this pattern.

Light industrial & flex

Multi-bay buildings with a small office component, built to divide and re-divide as tenants grow. The most useful building type in southwest Florida and the one we know best.

Professional office

One- and two-story office for medical, legal and professional practices. Impact glass, generous parking ratios, private exterior entrances where they help, and mechanical systems specified for people who see clients rather than for a spec sheet. Eight of the nine buildings we own are this, and the newest two were finished in 2023.

Build-to-suit & owner-occupier

You need 20,000 square feet on a specific corridor with a specific power service, and it does not exist. We find the site, run the entitlements, build the building, and either sell it to you or lease it to you — your choice, decided before we break ground.

Sun City Center, FL · 12,199 sq ft · Single-tenant office

The largest single-tenant building we have put up, at the far end of a boulevard we had been building on since 2008. Standing-seam metal roof rather than tile, because thirty-seven years of maintaining the 1986 building next door settled that argument. Leased on completion.

Wimauma, FL · 10,000 sq ft · Medical

A purpose-built medical pavilion on US–301: stone base, full-height storefront glass, screened mechanical plant, and the parking and circulation a clinic needs rather than the parking an office needs. Finished in 2020 and leased to a hospital system.
